How is this land so affordable?
In the 1920’s our great grandfather, Maurice Thompson, started selling real estate in Dallas, Texas. He sold land, oil leases and other types of real estate. Maurice’s son and our grandfather, Robert Thompson, followed in his footsteps selling real estate but specialized in selling land. As a family we have continued as a third and fourth generation family selling land. It is because of this long history of acquiring land at reduced costs that we can offer this land for sale to our customers at huge savings.
What is the bidding process?
In each listing there will be shown the price of the land. The land is purchased in an auction style format. So, you make a bid on the property at a price you feel comfortable in making. The other option is to click on the “Buy It Now” icon to close the auction at a set price. If your bid amount is the highest at the close of the auction, you win the parcel, and that bid amount becomes the downpayment.
How is the property financed?
We offer owner financing on all our listings and there are no credit checks or references needed. After the initial downpayment (bid amount plus processing fee) is received, it is as simple as sending your monthly payment and the property is yours to enjoy. Within each listing you can see the financing terms and estimated monthly payment (the higher your bid amount, the lower your monthly payment will be) with the terms being financed over 20 years at 12% interest. What is the process if I am the high bidder at the close of the auction?
At the close of the auction, you will be sent a confirmation email letting you know you are the winner of the auction. That email will walk you through the process of making the initial payment (the bid amount plus processing fee) and providing the name or names for the documents and address to send the packet. The packet contains all the maps, directions, and purchase agreement. Once that purchase agreement is signed and returned the property is yours to use and enjoy.
May I pay the property off early or make larger monthly payments?
Yes, any amount you pay above the monthly minimum goes directly to the principal. Also, if the property is paid in full within the first year, we provide a 5% discount on the balance.
Is there a time limit to build?
All the properties are zoned for residential use and are within a legal subdivision that has been marked and surveyed. You may build from day one, however, there is no time limit to build. Many clients use the land as an investment or a nice camping getaway until they are ready to build. Before you build, you must first have a County permitted septic installed.
Is camping permitted?
Yes, camping is permitted on all our properties (see each listing for the time allowed for camping). When camping is finished you must take all your belongings with you, including all vehicles, RV’s, fifth wheels, etc., leaving the property like it was when you arrived.
Do most people make the bid before seeing the property in person?
Yes, most of our clients make the purchase from the pictures provided within each listing. You can see the property from the satellite view provided in the listing. This satellite view allows you to zoom in and out, which will provide you with an accurate feel of the property. We also give you a one-year exchange privilege, so if the property isn’t what you thought after you see it in person, we will give you some others to view and you may exchange it for the one that best meets your needs. All the equity will also be transferred into the new property. It’s our way of giving you a “worry free” way of making a bid.
How are the property taxes paid?
The property taxes are prorated and included in the monthly payments.
How are the monthly payments made?
There are three options to make the monthly payments. The first is to snail mail a check or money order. The second option is by Paypal which also takes credit cards. The last option is Zelle which is nice because there are zero fees. After receipt of your payment each month, you will be sent an email as confirmation. This email will contain a spreadsheet that will show your payment along with the running balance.

The processing fee covers the preparation of the Purchase Agreement along with all the detailed maps and directions to the property. It also includes the mailing of the packet along with its tracking number. There will be a welcome letter in the packet walking you through what is included.
