OREGON LAND INFORMATION

LOCATION: The Parcels are located in the country outside Klamath
Falls City. Check map for location of your Parcel.

TOPOGRAPHY/VEGETATION: The area is rural. There are scattered homes
throughout the area. Some people live in the area year-round, some seasonally.
There are approximately 100 homes in these 40 square miles of woods, with
gravel and dirt roads leading off Highway 140 and the Sprague River Highway.
- ACCESS/SURVEY: Conditions of roads from the highway vary. Some are
gravel and good, and some are bumpy dirt roads. Some areas have Road Maintenance
Associations at a cost to the owners of between $25 and $35 per year. This
cost does not include winter snow removal. All Parcels are in legal subdivisions,
surveyed and recorded with the county. Most of the surveys are old, so
the corners may take time to find. Some Parcels are tagged with ribbon.

UTILITIES: This area is rural. Some Parcels have electric power and telephone on the frontage road. Power from afar can cost $5.00 to $10.00 per foot and more. An onsite evulation by the power company is the only way to get an accurate figure. A nice solar constructed home is probably a better way to go if the lot does not have power close by. Furthermore in any rural area a secondary power source is always good to have.
The land does not have water or sewage facilities. Septic tanks can run from $3,000 to $4,000 for standard systems and double that for sand filters systems at this time, although I believe that prices will come down for sand filters as more and more are required. plus permit costs, if you hire a contractor. The cost is less if you do the work yourself. Wells can run 125' to 350' down in lower elevation areas and up to 700' + up on the mountain. Well depth and cost can only be determined by drilling. Well cost is approximately $16.00 per foot the last time I checked. Although a person will probably invest more in a well in the upper elevation I believe the property will be worth more when developed so the extra cost can be redeemed. This cost could run less if a person does the work themselves. Many people in the area have cistern type systems. These systems can be elaborate and expensive, or simple and inexpensive.

TAXES: Taxes run from $65.00 to $100.00 per year.

WEATHER: The Klamath Basin is approximately 4,000', therefore rain
and snow is a normal weather pattern. The area gets approximately 290 to
300 days of sunshine a year. The rainfall is less than Western Oregon.

TERMS: Attractive low down payment, and low monthly payment terms
will be offered. A five percent (5%) discount will be offered for cash
payments made on the balance anytime during the first year. There is no prepayment penalty.

TITLE/COLLECTION: The Land Parcels may be escrowed if so desired. The cost of escrow is approximately $300.00. You can pre-pay your Land Parcel anytime. You will obtain clear title of the Land Parcel upon full payment of the Land Parcel.

EXCHANGE: You have one (1) year in which to view the Land
Parcel. During this time you can exchange the Land Parcel for
another Land Parcel of the same value.You can also trade up or down.
